Terms & Conditions
1. Scope
These Terms and Conditions govern all bookings and stays at Novo Living, a holiday rental property located in Lido di Jesolo (VE), Italy. By making a reservation — whether directly or through a third-party platform — you agree to these terms in full.
2. Booking and Confirmation
A booking is considered confirmed only upon receipt of written confirmation (email) from Novo Living or the relevant booking platform. Direct bookings are processed through the Smoobu booking engine integrated on our website. We reserve the right to decline any booking at our discretion.
3. Payment
For direct bookings, a deposit is required at the time of booking. The remaining balance is due prior to arrival, as indicated in the booking confirmation. All payments are processed securely via our online payment system (Stripe). For bookings made through third-party platforms (e.g. Booking.com, Airbnb), payment terms are governed by the respective platform's policies.
4. Cancellation Policy
Cancellation conditions depend on the booking type and rate selected. The applicable cancellation policy is clearly displayed during the booking process and included in the confirmation email. In case of cancellation, any applicable refund will be processed to the original payment method within 14 business days. No-shows or early departures are not eligible for a refund.
5. Check-in and Check-out
Check-in is managed through a flexible self check-in system. All necessary information, including access codes and instructions, will be communicated to the guest prior to arrival. Check-out must be completed by the time specified in the booking confirmation. Late check-out may incur additional charges and is subject to availability.
6. House Rules
Guests must treat the property with care and respect. The following rules apply during the stay: (a) no smoking inside the apartment; (b) pets are not allowed; (c) parties, events, and excessive noise are strictly prohibited, especially between 22:00 and 08:00; (d) maximum occupancy must not exceed the number specified in the booking; (e) the property must be left in a reasonably clean and tidy condition upon departure.
7. Security Deposit
A security deposit may be pre-authorised on the guest's payment method at the time of booking or check-in. The deposit will be released within 7 days after check-out, provided no damage to the property or its contents has occurred and all house rules have been respected. In case of damage, repair or replacement costs will be deducted from the deposit. If costs exceed the deposit, the guest is liable for the remaining amount.
8. Tourist Tax
Pursuant to local regulations, a tourist tax (imposta di soggiorno) is levied per person, per night, for a limited number of nights. This tax is not included in the room rate and must be paid separately — either before arrival or upon check-in, as instructed. Children under a certain age may be exempt; applicable exemptions will be communicated during the booking process.
9. Liability
Novo Living is not liable for: (a) loss, theft, or damage to guests' personal belongings; (b) temporary interruption of services (e.g. water, electricity, internet) caused by external providers; (c) inconvenience caused by scheduled maintenance of communal facilities (e.g. pool). The use of all property facilities, including the pool and terrace, is at the guest's own risk and responsibility.
10. Guest Registration
Italian law (art. 109 TULPS) requires all accommodation providers to register guests with the local police authority (questura) within 24 hours of arrival. Guests must therefore provide a valid identification document upon check-in. This is a mandatory legal requirement and failure to comply may result in the guest being unable to stay.
11. Applicable Law and Jurisdiction
These Terms and Conditions are governed by and construed in accordance with the laws of the Republic of Italy. Any disputes arising from or in connection with these terms shall be subject to the exclusive jurisdiction of the court of Venice, Italy.
